What Types of home additions can this cost calculator estimate?

Second-Storey Additions

Second-storey additions are by far the most popular type of home addition in Toronto, due to the accessibility of creating them in all areas of Toronto. With virtually all bungalows in Toronto able to add a second level to their home as-of-right (with little to no issues with zoning), this is usually the easiest type of home addition project to get approved and build.

Rear Extensions

If you are looking for additional interior space and are willing to lose some exterior space in your backyard to achieve that, a rear extension might be your best option. Many times our clients are completing an extension and addition at the same time to add space on multiple levels, but there are a fair amount of use cases for a single level extension.

Sunroom Additions

Are you looking for a functional three or four season space to add to your home? A sunroom addition might be the solution. You will face a unique set of constraints depending on if you want the space to be climate controlled or not, so it is best to understand how you want the space to function and for how many seasons you want to use it for to guide informed decision-making.

Basement Expansions

As part of many extension projects, many of our clients elect to also extend their basement level to get additional space. BVM Contracting has completed many basement expansions and can help you navigate the key considerations for adding additional space to your basement.

Third-storey additions

If you already have a two-level home but have the ability to add a third level (or repurpose your attic space) a third-storey addition might be the solution. For smaller properties that cannot expand out, this is sometimes the only option. There are some key considerations with respect to electrical, plumbing, and HVAC that you will want to account for before deciding if this project is right for you, so reach out to us to learn more!

Combination Extensions and Additions

As mentioned above, this is probably the second-most popular type of home addition that we complete. This is a combination of extending back or to the side, then adding a new second level onto the existing home and the new extension.

Home Additions with underpinning

Completing underpinning to your basement while you are completing a home addition is probably the most cost-effective time to complete an underpinning project, but is sometimes cost-prohibitive. BVM Contracting can help you evaluate if underpinning is the right option for your goals, and can inspect your property to determine if there are alternative options other than underpinning to achieve a higher basement ceiling height.

Front and side additions

Not as popular as rear extensions or second-storey additions, but depending on the goals of the property owner and the lot dimensions and existing conditions a side or front extension can be possible to achieve. These types of projects face a unique set of challenges that need to be considered to ensure that the costing for the project is accurate, but BVM Contracting has completed and evaluated countless front and side extensions and can help you evaluate yours!

Cantilevered home additions

Completed as part of a second or third-storey home addition, cantilevered home additions offer a little more space with minimal structural adjustments. You can easily gain an additional 40-60 square feet, which in some areas of Toronto can go a long way!

Over-the-garage Home additions

For property owners looking for a little bit of additional space without completely tearing off their entire roof, an over-the-garage addition might be a great option! This type of home addition involves adding a level on top of an integral (attached) garage, which is usually enough for an extra bedroom.

Side-split Home Additions

We have a unique experience with side-split home additions with many of our immediate service areas having that type of layout. This has given us quite a bit of experience working on side-split additions, which usually involves adding a fourth level on top of the existing ground level (level 2).

Back-split Home Additions

Similar to side-split home additions, back split additions involve adding a fourth (or even fifth) level to a 3 or 4 level backsplit. We have completed both types of back-split additions and can help you navigate the process!
